Start With the Room You Have

For an existing conservatory, include its approximate size, shape and roof material. Describe leaks, misted panes, sticking doors, draughts or overheating separately so the contractor can identify the right sort of visit. If you want a new room, give the intended footprint, frame preference and how you plan to use it.

It is fine to ask for alternatives. A repair may be enough for a local fault; widespread deterioration may justify replacing the roof. Glazed and solid roofs need different specifications, and either may require changes to the supporting structure.

Indicative UK Conservatory Costs

These broad budgeting ranges cover the six services offered through this site and two commonly requested smaller jobs. They are not quotations or guaranteed prices. Project ranges allow for ordinary supply-and-fit work; confirm labour, materials, VAT, access, disposal and exclusions in each contractor’s written offer.

Indicative UK conservatory project and repair prices
Service or taskGuide price
Conservatory Installation£8,000–£30,000
Conservatory Roof Replacement£3,500–£9,000
Conservatory Roof Repairs£150–£1,500
Solid Conservatory Roof Installation£6,000–£15,000
Conservatory Refurbishment£1,500–£7,000
Conservatory Insulation and Upgrades£800–£4,500
Refit a slipped panel or replace worn seals, straightforward access£150–£400 per small repair
Replace one complete side window, including frame£500–£1,250 per window

The £8,000 starting point for installation is for a modest basic project; larger or bespoke rooms can exceed £30,000. Roof repair prices cover targeted work, not a complete replacement. Insulation prices span selected upgrades rather than every measure combined. Avoid adding overlapping rows together: a refurbishment quote may already include replacement windows.

We checked these budgets against published UK guides, including MyJobQuote’s glazed-roof prices, its tiled-roof guide, Checkatrade’s refurbishment and window figures and NorthRoof’s small-repair guide. Their scopes differ, so a property-specific survey remains essential.

Why Two Quotes Can Be Quite Different

  • The existing structure: movement, rotten timber or weak supports may require work beyond the visible roof.
  • Size and geometry: extra bays, hips, valleys and bespoke glass increase materials and fitting time.
  • Specification: frame material, solar-control glass, insulation, rooflights and plastered finishes change the scope.
  • Groundworks: foundation design, drainage diversions and spoil removal matter for a new installation.
  • Access and location: restricted garden access, scaffold arrangements, travel and local labour rates affect the total.
  • Finishing and approvals: electrical work, floor preparation, decoration, design fees and building control may be separate.

Questions to Ask Before Accepting

Ask for the proposed materials and the parts of the conservatory being retained. For roof work, check how the frame and base will be assessed, how the house junction will be weatherproofed and whether gutters are included. For insulation, ask how the design manages moisture and whether the existing roof will remain accessible for maintenance.

Confirm whether a site survey has a charge before booking it. Then ask for a written total, VAT position, payment stages, delivery lead time and exclusions. Check current insurance, comparable work and warranty terms. Companies joining the network are asked for insurance details and references, but you make the final choice.

Allow for Permission and Ordering Time

Made-to-measure roof panels or frames may take longer to arrive than the actual fitting takes. Check required approvals before ordering. Planning Portal’s conservatory guidance for England explains conservatory exemption conditions in England; ask the relevant authority about your address and UK nation. A solid roof or removal of the separating doors needs particular attention.

Quote Questions

Will my quote match the guide price?

Not necessarily. The guide gives a starting budget. The condition of the structure, chosen materials, access and exclusions can move the price above or below it.

Do I have to accept a quotation?

No. Requesting quotations through Local Conservatories is free and carries no obligation to proceed. Confirm any separately offered survey service and its terms with the business before booking.

How many quotations can I receive?

You may receive up to four quotations from independent specialists. The actual number depends on the work, location and available businesses.
